About the Cottage
Ceilwart Cottage truly ticks all the boxes for your family get away. Set in a spectacular, quiet, elevate, coastal position above Llanaber and within walking distance of Barmouth with its sandy Blue Flag Beach.
This lovely, detached, hideaway cottage (possibly dating back to 16C) with a large sunny glass-balcony, woodland gardens and terraces, enjoys stunning sea views, plus a fabulous mountain backdrop. The gardens and terraces face West, providing a perfect sun trap to enjoy the sun from mid-morning right through to sunset, over the Llyn Peninsular in the summer. A perfect setting for sunbathing and al-fresco dining. Miles of sweeping sandy beaches and stunning walks are just a short walk from the cottage.
The property is a converted Welsh barn, architecturally redesigned as a Welsh cottage with a number of original features, including beams in the upper part & flagged tiled flooring downstairs, but benefits from several contemporary additions, such as a stunning wall to wall foldaway glass door, opening on to the terrace off the dining/garden room. This lovely cottage has 2 sitting rooms, 3 bedrooms and 2 bathrooms. Recently, redecorated Ceilwart Cottage sleeps 6 guests in style and comfort. WIFI (please note at the time of writing this in July 2017, the router not in the property and the signal can be intermittent. The owner is trying to get a fixed line installed by the end of Summer 2017). The cottage has strong green credentials with; triple glazed windows, walls insulated with Welsh sheep's wool, linked solar hot water and ground source heat pump for central heating.
Surrounded by The Snowdonia National Park, the Cottage is ideally situated for whatever type of holiday you want. For those with families, miles of sweeping sandy beaches await you. This is a walker paradise with The Mawddach & Dyffryn Trail very close and Cader Idris just a 30 minutes' drive away!
Entering from the driveway the main access is via the front porch. The kitchen and dining-room are on one side of the hallway and a sitting room on the other with a ground floor bedroom to the rear.
BEDROOM 1/ Double bedroom: sleeps 2
A double bedroom with an adjacent shower room. This is ideal for guests with restricted mobility issues (not suitable for disabled guests). There is one step down to ground floor lounge. This facility is idea ‘granny’ accommodation or a teenagers retreat!
Lovely white wood furniture. This small double bedroom has flagged flooring, 2 bed side drawers, a hanging rail off adjacent rear hall, French doors opening onto a covered terrace, with stunning sea views and a bistro set to enjoy breakfast in the sun!

The kitchen has Oak worktops, English rose country oak kitchen and flagged flooring. An oil fuelled ‘Aga’ with 2 hot plates & double ovens, dishwasher, ‘Belfast sink with mixer tap, tall fridge & freezer, toaster & steam/microwave. It is equipped with everything you would expect, there is a walk-in pantry with marble top, plus plenty of storage, also a central wooden kitchen table and 4 chairs. Separately, there is a useful lean-to (locked) storage area with sink, tumble dryer, washing machine, BBQ & storage for bikes, plus outside tap.
Leading off the kitchen is a spacious and sunny dining area, with stunning wall to wall folding glass doors, opening on to the terrace. It has a lovely big wooden dining table with 6 hi back chairs, fitted cupboards, midi music system, flagged flooring and fabulous sea views.
DOWNSTAIRS SITTING ROOM:
Off the hallway there is a cosy sitting room and the focal point is a fabulous fireplace, with stone hearth and a wood- burner. The floor is flagged tiled. Period style seating for 3 inc 1 X 2 seaters, 1 X armchairs. There is flat screen 28” PANASONIC Freesat TV, books & games. Steps down to kitchen.
The stairway and all the rooms upstairs are carpeted.
UPPER SITTING ROOM & BALCONY:
The main sitting room, has 1 X 2 & 1 X 3-seater leather settee, plus an armchair allowing seating for 6 people. The room is bright & sunny and enjoys fantastic views over the balcony towards the coast. There is a feature fireplace with electric flame effect fire. Also, 32” SONY TV, coffee table and carpeted floor. The glass & chrome fronted balcony is huge, with a lovely rattan patio set, which sits 6 guests in comfort to enjoy the vista.
BEDROOM 2/ Double bedroom: sleeps 2
Lovely white ‘Belgravia’ furniture, plus designer bedding. This spacious bedroom has a ‘Juliet balcony’ enjoying stunning sea views. There is a walk- in wardrobe/storage, with hanging rail, dressing table with 4 drawers, 2 bed side drawers, 18” flat screen TV, Carpeted flooring. Cot & hi-chair available.
BEDROOM 3/ Twin bedroom: sleeps 2
With twin metal frame beds ‘Belgravia’ white furniture, carpeted flooring, bedside drawers, double aspect windows, sea view towards the Llyn Peninsular and to the side a mountain view
A ‘Victorian style’ bathroom, with, WC and pedestal wash hand basin, mirror, roll top bath with ‘flood pan’ overhead shower, lovely designer part tiled walls & black painted floor.
Ceilwart Cottage is set elevated of the main Barmouth to Harlech road via a private gated road, in the village of Llanaber, within the beautiful Snowdonia National Park. NB: there is a steep drive section to paved path to porch. Access to public mountain footpath from garden, or down to the beach.
Garden, terraces & patio: All west facing with glorious views all round and benefiting from the sun nearly all day and all evening, to enjoy the stunning sunsets. There is a new stone patio area, grassy garden area with wooden table, 6 chairs and BBQ. To the side is a stream cascading through the garden and there are further private gardens to explore. 2 sun loungers are also available.
The cottage has its own private access set on a hillside. Guests can park in the lower car park, or at the top of the cottage drive.

We have a minimum charge of £399 for any stay.
Friday changeovers in the main season.
We ask for a 25% deposit on booking & a £25 booking fee.
The balance is due 8 weeks before.
There is a £250 security deposit, which we will return within 14 days provided there are no breakages or damage.
NB: private mountain spring water supply, uv lamp, tested. NB: some low beams and doorways, steps, terraces. Access is via a steep shared drive. There is a stream running through the garden. The water supply is from a mountain spring Uv filtered and treated. Babies under 12 months are accepted, we have a cot & high chair, please bring own baby bedding. Under cover cycle storage available (at own risk). Free Wi-Fi is available (router not in property), however this facility cannot be guaranteed to be available at all times due to the unpredictability of the service providers.

Rates shown below are per night or for the whole week. Where a nightly rate is shown, we offer a 4 night midweek break arriving on Monday leaving on Friday and a 3 night weekend break arriving on Friday leaving on Monday.
