Tyn Y Groes certainly ticks all the boxes for your family get away. Set in a semi-rural quiet and slightly elevated, coastal position in the village of Dyffryn Ardudwy, within walking distance of Dyffryn’s stunning sandy beach and dunes.
This lovely, 3 bedroom detached, period home, sleeping 6 guests in style, has recently been refurbished to a high standard. It has large sunny gardens, front and back enjoying sea views, plus a rural backdrop. The gardens face West, providing a perfect sun trap to enjoy the sun from mid-morning right through to sunset over the Llyn Peninsular in the summer. A perfect setting for sunbathing and al-fresco dining. Miles of sweeping sandy beaches and stunning walks are just a short walk from the cottage.
The property has a number of quality contemporary additions, such as laminated wooden flooring downstairs, corner bath, wood burner, WIFI, and oak bedroom furniture. Double glazing and oil fired central heating.
Surrounded by The Snowdonia National Park, Tyn Y Groes is ideally situated for whatever type of holiday you want. For those with families, miles of sweeping sandy beaches await you. This is a walkers paradise with The Mawddach and Dyffryn Trail very close and Cader Idris just a 30 minute drive away!
Entering from the driveway the main access is via the kitchen door.
With built in storage units, WC and sink/drainer with mixer tap, washing machine, tiled flooring and rear door to the garden. Great for walkers and keeping the dog!
This lovely, spacious room has a quality fitted cream 'bespoke kitchen' with slate effect worktops and windows overlooking the garden. The kitchen has a tiled effect floor, drainer sink with mixer taps, ‘BEKO’ ceramic hob and double electric ovens/grill, microwave, tall fridge/freezer, a dishwasher, an iron and ironing board, plus all the necessary cooking utensils, kettle, 4 slice toaster and lots of storage space.
The ‘dining’ end has a real wood dining table and dining seats for 6 guests.

Off the kitchen there is a very cosy sitting room with a sea view, but the focal point is a fabulous fireplace, with slate hearth and a wood-burner. The floor is oak effect laminate. Jumbo cord and leather sofas provide seating for 5 including one 2 seater, one 3 seater and an oak coffee table. There is flat screen 4K 43” SMART TV (with NETFLIX account included), Blu-Ray player, selection of DVDs and books.
CHILL OUT ROOM:
Off the hallway there is a 2nd sitting room with a sea view and big corner jumbo cord and leather sofa providing seating for at least 4 guests. The floor is oak effect laminate. There is a further flat screen 4K 49” SMART TV (with NETFLIX account included), Games console (including DVD player) and a selection of DVDs.
The staircase and all the upstairs doors are brand new oak finished. All the bedrooms are doubles and carpeted.

This large family bathroom has a feature corner bath, big curved cubicle shower with double doors. Vanity unit wash hand basin with mixer taps, WC, cabinet/mirror, plus lovely designer, fully tiled walls and tile effect flooring.
Tyn Y Groes is set elevated off the main road to Barmouth and Harlech via a private drive in the village of Dyffryn Ardudwy, within the beautiful Snowdonia National Park. NB:
Garden, Terraces & Patio: All west facing with glorious views all round and benefitting from the sun nearly all day and all evening, to enjoy the stunning sunsets. There is a stone patio area, large grassy garden to the rear and small garden to the front. There will be new patio furniture, benches and sun loungers provided before the summer of 2018. Parking for 2 cars.
We will consider one well behaved dog. A £25 supplement applies per dog.
We have a minimum charge of £350 for any stay.
Friday changeovers in the main season.
We ask for a 25% deposit on booking and a £35 booking fee.
The balance is due 8 weeks before.
There is a £200 security deposit, which we will return within 14 days provided there are no breakages or damage.

Rates shown below are per night or for the whole week. Where a nightly rate is shown, we offer a 4 night midweek break arriving on Monday leaving on Friday and a 3 night weekend break arriving on Friday leaving on Monday.
