Ty Pen Y Bryn  or 'Hill Top House' in English is really just that, an enviable position sitting high above the other properties with uninterrupted  views towards Cader Idris and the beautiful Snowdonia countryside.  With 4 bedrooms, plus a study that can be used as an additional bedroom, 2 bathroom and a downstairs WC.  This lovely property can sleep up to 10 guests.

Ty Pen Y Bryn, is your perfect holiday home, with a lovely rear garden & terraces which face south west, providing a perfect sun trap to enjoy the sun from mid morning right through to sunset, a perfect setting for al fresco dining.   Also, FREE WIFI!  Just a 10 min short walk into Dogellau & 15 min drive to the coast at Barmouth & Fairbourne.

Uwch Y Maes, is a much sought after residential location and this property occupies possibly the best location, being at the top of an elevated road, with no buildings to the one side or rear, enjoying a quiet location with fantastic views.  The road ends in a cul-de-sac, so there is very little traffic. Big CO-OP & Euro Spar stores are a 2 min drive or 10 min walk.  Dolgellau old town is just behind the CO-OP and leisure centre with, Pubs, Cafes, Good restaurants (can recommend several) independent shops and a monthly farmers market. There is a  Wednesday Market in Machylleth all year round. Lots of lovely walks and some dog friendly sandy beaches are nearly.

No expense has been spared to make your holiday as comfortable and relaxing.  This property is tastefully decorated and furnished with quality furniture and bedding.  It benefits from gas central heating, double glazing, quality flooring.

As you enter the property on the ground floor there is a study off the hallway with a TV/DVD  which also has a bed settee allowing a large family room for an extra couple of guests.  The utility room is also on the ground floor with a washing machine, tumble dryer and a guests cloakroom with WC & wash-hand basin. The 1st floor has an open plan living / dining area with the kitchen to the one side. This is a superb kitchen with a built in oven & ceramic hob.  All the appliances you would expect, inc a dishwasher, slow cooker and food mixer. The kitchen enjoys a lovely view of the countryside over the rear garden & patio. The dining area which has a big family table, sits 8 people comfortably and over looks the south facing rear garden & patio.  The lounge area has comfortable leather settees and wonderful views of the mountains.  Lounge area:  Laminated floor, Juilet balcony with mountain views,  leather seating for 5 people (the owner is adding more for 2014) , coffee table, flat screen 40” TV/DVD/CD & book case. Dining Room: Laminated floor, patio doors with woodland views, large family table and seating for 8 people.Also on the 1st floor is a twin room with views of the mountains.  This room is carpeted and has a wardrobe & bedside table.

Up to the 2nd floor are the 3 other bedrooms and a family bathroom with a shower over the bath, glass shower screen, WC and wash hand basin.  All the bathrooms have tiled floors and the bedrooms are carpeted.  Master Bedroom : With King size bed, wardrobe, tall chest of drawers, bedside table & en suite bathroom with walk in shower, WC & wash-hand basin. Views of the countryside. Double Bedroom With double bed, double wardrobe, chest of drawers & bedside tables, view of the mountains. Bunk room: With adult size bunk bed, single bed & a wardrobe. Just to clarify, with the 1st floor twin room we can sleep 9 people in 'proper beds' plus 2 others on a bed settee in the snug on the ground floor. There is also a travel cot & a high chair plus stair gates. 

Rear garden & patio: South facing which benefits for the sun all day and backing onto a lovely rural landscape with fields and woodlands.  There is a private decked & paved  patio area with table & chairs for alfresco dining, plus sun loungers. Guests have use of a family size gas barbecue.  Front garden: With stunning mountain views towards Cader Idris, off road parking spaces for two cars, but plenty of other parking areas to the side.

Short breaks when available: Monday- Friday 4 nights & Friday-Monday 3 nights. Arrivals from 4.00 pm vacate by 10.00 am. A minimum charge of £399 applies to every booking.

Christmas dates 22nd to 10.00 am on 29th Dec & New Year 4.00 pm on 30th. December to 5th January

Where a 1 week minimum applies, our changeover day is Friday.  Prices shown are in pounds sterling per week, exclusive of electric but bedding is included. Please bring your own towels & tea towels. The property comfortably sleeps 9 people but we can sleep 11 by using the bed settee in the study ( £35 supplement per extra person applies) and we have a cot & high chair for a baby if needed. We will also consider taking one dog with a £25 surcharge applying.

We request a 25% deposit on booking, with the balance due 8 weeks before the arrival date. We also ask for a £250 security deposit, which is refundable providing there are no breakages or damage to the property.We accept payment by BACS bank transfer or by cheque. It is the guest's responsibility to insure against any losses that may occur should the need to cancel their holiday arise.Full terms & conditions are available on request. A £35 booking fee applies to each booking.

Rates shown below are per night or for the whole week. Where a nightly rate is shown, we offer a 4 night midweek break arriving on Monday leaving on Friday and a 3 night weekend break arriving on Friday leaving on Monday.
