ABOUT THE SEAFRONT APARTMENT

Looking for that really perfect holiday home in a stunning location?  This is it! Perfect for families with young children as everything is on one level.  It is positioned right on the sea front, a stone’s throw from the beach, with easy level access & off road parking.

How about uninterrupted sea views and miles of unspoilt sandy beaches? Watch the dolphins play and experience the spectacular sunsets over the bay.

Comfortably sleeping 6-8 guests, this huge apartment occupying the whole of the ground floor of a large Victorian 'gentlemen's residence'.   The main feature is a stunning lounge/kitchen with curved panoramic windows and views out to sea. The apartment has a networked UNIFI WiFi hub system which gives near perfect Wi-Fi throughout the apartment.

Guests have use of the large enclosed front garden, for sunbathing, barbeques, enjoying glass of wine and watching the sunset. To the rear of the property a large patio door opens onto an enclosed rear garden overlooking the beautiful Welsh hills.

As well as a fantastic sea front location and views towards Bardsey Island and The Llyn Peninsula, the to the rear of the apartment is a fantastic games area with grass and tarmac tennis courts, crazy golf, outdoor table tennis, pool and lots more. The apartment is only 5 minutes' walk away from the town centre with all amenities, including a leisure centre, health centre, restaurants, pubs, two supermarkets, shops, banks, and an excellent cinema. 


Aberdovey Golf Club is only a 10min drive and the fabulous Snowdonia countryside is right on the doorstep.

INTERNAL DESCRIPTION: 
The apartment is approached via the ground floor hallway. 

Gas central heating, double glazing, WiFi, full fire alarm system. 

Bedrooms

The stylish beach themed master bedroom has a double bed, walk in wardrobe, two chest of drawers, side tables and a 36” Smart enabled TV.  There is a fully tiled en-suite bathroom with a fabulous Jacuzzi bath & shower attachment.  There is a separate shower cubical with electric shower.  

The stylish second bedroom has double patio doors that open onto the rear patio area, lovely to enjoy a quite coffee in the morning.  There is a double bed, chest of drawers, wardrobe and 36” Smart enabled TV.  The third bedroom can sleep 3 in 2 single beds and pull out bed.  One of the beds is an electric 'raise' bed.    This is a great room for the kids but with adult size beds. There is also a 24” flat screen Smart TV which can be connected to guests Xboxes, PlayStation or log in to your Netflix account, sit back and  put a movie on. 


Off the hallway there is a full tiled shower room with WC & sink.  The shower has a seat and handle attachments.  

 

 

LOUNGE /KITCHEN 

The main living room is a huge, open plan lounge/Kitchen diner. For eating there is a New England inspired dining table & seating for 6. There is a large corner sofa which sits 4/5, plus an arm chair.   For your entertainment there is a 42” flat screen 3D/TV.  There is a 'BlueRay' player and a selection of films. 

At the one end of the room is a stylish, modern well equipped fitted kitchen which includes dishwasher, fridge, freezer, washing machine, double oven and grill, ceramic hob and huge breakfast bar with 4 bar stools.  An airier for drying washing is available at the rear in the patio area.  

OUTSIDE

There is a shared garden area to the front of the property, with parking and car parking at the rear of the property.  There is free parking on the road and in the public car park opposite.  Tywyn’s sweeping sandy beach is directly opposite the property, with the road between.

FURTHER DETAILS.

We have a minimum charge of £350 for any stay.

We ask for a 25% deposit on booking.

The balance is due 8 weeks before.

There is a £150 security deposit, which we will return within 14 days provided there are no breakages or damage.

BOOKING CONDITIONS

Short breaks when available: Monday- Friday 4 nights & Friday-Monday 3 nights. Arrivals from 4.00 pm vacate by 10.00 am. A minimum charge of £350 applies to every booking. Where a 1 week minimum applies, our changeover day is SATURDAY for 2017. Prices shown are in pounds sterling per week, inclusive of electric, bedding & towels. Please bring your own beach towels. The property comfortably sleeps 6 people, but we can accommodate 8 (1 sleeping on a put up bed & 1 on a comfortable bed settee in the lounge) A  cot & high chair for a baby are available for hire if rquired. We will also consider taking one dog with a £25 surcharge applying. We request a 25% deposit on booking, with the balance due 8 weeks before the arrival date. We also ask for a £150 security deposit, which is refundable providing there are no breakages or damage to the property.We can accept payments by cheque, but prefer a BACS or FASTER (internet) payment in GBP. We can take card payment  (via PayPal). A £35 booking fee applies to each booking.

It is the guest's responsibility to insure against any losses that may occur should the need to cancel their holiday arise.

Rates shown below are per night or for the whole week. Where a nightly rate is shown, we offer a 4 night midweek break arriving on Monday leaving on Friday and a 3 night weekend break arriving on Friday leaving on Monday.

"The property is located just next to beach and you can simply enjoy being sitting relaxed in a large balcony or even from dining area. Kitchen had all you need to cook by yourself and all bedrooms were spacious. Our children were able to move around freely. There was even a swimming pool just in front of the property and a children playground within a minute walk."
